Roofing in Seal Beach That Starts With Your Roof's History
We handle roof repair, roof replacement, leak repair and gutters for homes in Seal Beach, Los Alamitos and Rossmoor. Older roofs often carry decades of patches, mixed materials and flashing that has outlived its job. We find those first, show you photos, and then give you a written estimate.
What Goes Into Your Roof's Price
Two homes of the same size can end up with very different prices. On houses that are decades old, the largest differences tend to come from what is hidden below the surface. These are the things we weigh when we put your estimate together.
Estimates are always free and broken out line by line, which makes them easy to compare. Financing is available through Service Finance Company, subject to credit approval.
- Roof size and slope
- The square footage decides how much material is needed. A steep slope or a busy roofline with valleys, dormers and skylights adds time and calls for more careful flashing.
- How many layers come off
- Plenty of roofs from past decades had a second layer put on top of the original. Taking off both means more labor and disposal, but it gives us a clear look at the decking so we can repair it.
- State of the decking
- Old plywood and plank sheathing can go soft where water has collected over the years. During tear-off we tally the boards that need replacing and show them to you first.
- The material you choose
- Asphalt shingle, clay or concrete tile and flat roof membranes all differ in material and labor cost. Existing tile can often go back on over new underlayment, which shifts the numbers.
- Worn-out components
- Rusty vent stacks, too little attic ventilation, aging lead or galvanized flashing and worn gutters are each priced on their own line, so you know exactly what each adds.
- Permit and city inspection
- A reroof usually requires a city permit and an inspection. We obtain the permit and build its cost into your estimate.
Roofing Services for Homes With Some Years Behind Them
Our owner brings 40 years of roofing experience to every roof we take on, and we carry CertainTeed ShingleMaster certification. We repair and replace tile, asphalt shingle and flat roofs, trace leaks to their source, and install gutters that carry water well away from the walls. We also handle storm and hail damage, and commercial roofing for small buildings. Each service starts the same way: a careful look at what is already up there.

How a Job With Us Goes
A lot of the work happens before any new shingles come out of the wrapper. Here is what to expect, from your call to the final cleanup.
- 1
You give us a call
Tell us what you noticed, a stain on the ceiling, grit in the gutters or just a roof you know is getting old. We set up your free inspection.
- 2
We inspect the roof
We check the flashing, vents and valleys, and go into the attic when it is safe to get there. Afterward you get the photos and a clear account of what we found.
- 3
You get a written estimate
Every part of the job gets its own line, along with the repair or replacement options that suit your roof. If insurance is involved, we work directly with your claim and walk you through each step.
- 4
We do the work
We protect the yard, open only as much roof as we can close by evening, and let you know right away if the decking holds a surprise. Nothing extra is done without your okay.
- 5
We clean up and walk it with you
Nails are swept up, gutters are cleared, and we go over the finished roof together, pointing out the new flashing and vents.

About Seal Beach Roofing Pros
We are a local roofing company, and most of the roofs we see were built decades ago. That shapes how we work. We expect to find earlier repairs, materials that have been discontinued, and fixes that made sense at the time but no longer do. Finding them early is the difference between an estimate you can rely on and a job that keeps growing.
We keep the tone of the work calm. You will hear what we found, why it matters and what your choices are, in English or Spanish. Then you decide. When the work is done, the details we care about are the ones that last: clean flashing lines, properly sealed penetrations and a roof edge that sheds water into gutters sized to carry it.

Questions Homeowners Ask Us
- Should I fix my older roof or replace it?
- That decision mostly comes down to the decking and underlayment you can't see. If the problem stays in one area and the wood around it is firm, a repair is usually money well spent. If we find soft decking in several spots or more than one old layer of roofing, a new roof tends to cost less over time. You get photos of what we saw either way.
- How much will my roof cost?
- We need to see the roof to give you a real number. Size, pitch, the layers coming off, the condition of the decking and your choice of material all move the price. The inspection and the written estimate are both free, so you have the figure in hand before you commit.
- Will you help with my insurance claim?
- Yes. We work directly with your insurance claim, photographing the damage and walking through what we found. The adjuster decides what is covered, and we update you at each stage so there are no surprises.
- Is there a warranty on a new roof?
- Roofs that qualify can be covered by a GAF System Plus manufacturer limited warranty. We explain which roofs qualify and what the coverage includes when we go over your estimate.
- My tile roof looks fine. How can it be leaking?
- Tile lasts a long time, but the underlayment beneath it wears out much sooner. After a few decades that layer can split and let water through while the tile still looks perfect. Often we can take the tiles up, lay new underlayment and put the same tiles back.
- Do you handle the permit?
- Yes. If the city requires a reroof permit, we pull it and schedule the inspection. The permit fee appears on your written estimate.
- Do you offer financing?
- We do, through Service Finance Company, subject to credit approval. We can look at the options with you when we review your estimate.
- Can I do the whole project in Spanish?
- Se Habla Español. From the first phone call through the final walk-through, you can work with us in English or Spanish.
How We Handle Roofs With a Repair History
An older roof is usually the original install plus every fix added since, some done well and some not. Our job is sorting out which parts are sound and which are hiding trouble.
Past repairs come first
Mastic over flashing, mismatched shingles, a new layer on top of an old one. We note every one and tell you whether it is still working or quietly letting water in.
You see what we see
We photograph each problem area on the inspection, including spots you can't reach from a ladder. The photos come with our explanation, so the estimate makes sense before you agree to it.
A straight answer on repair or replace
If a repair will give you good years, we say so and price it. If the decking or underlayment is worn out, we explain why patching would only push the cost down the road.
Respect for your home and yard
We cover plantings and keep walkways clear. At the end of each day a magnet goes over the lawn, beds and driveway for loose nails, and the gutters and downspouts are cleaned of grit before we go.
Your language, English or Spanish
Se Habla Español. Go over the roof, the estimate and the schedule in whichever language suits your household.
