Roof Repair in Seal Beach
A roof that has been patched a few times over the decades rarely fails in just one place. We find what is actually wrong, repair it with materials that match what you have, and give you an honest read on how many good years the remaining roof still has.

When a Repair Is the Right Call
Most roofs do not need replacing the moment something goes wrong. A lifted shingle, a cracked tile, a vent boot that has split in the sun or a run of flashing that has pulled away from a wall can usually be put right on its own. If the deck is sound and the covering still has years left, a good repair is the sensible choice.
Older roofs need a little more patience. Many carry repairs from several different hands: tar smeared over flashing, mismatched shingles, a skylight sealed with caulk instead of proper metal. We look at those earlier fixes as closely as the new problem, because an old patch is often where the next leak starts.
Sometimes the inspection shows wear across every slope, not just at the damaged spot. When that happens, you will hear it from us along with the reasons behind it. Then you can weigh repair against roof replacement with real information in front of you.
What Our Roof Repair Covers
- Shingle and tile replacement
- We replace damaged asphalt shingles or broken clay and concrete tiles, matching profile and color as closely as current products allow. On tile roofs we check the underlayment beneath before setting new pieces.
- Flashing repair
- Chimney, wall and valley flashing is where many older roofs give out. We remove surface sealant that was used as a shortcut and install proper metal flashing, tucked and lapped so water runs off rather than behind it.
- Vent and pipe boots
- Rubber boots around plumbing vents crack and shrink with years of sun. We replace them and refasten the surrounding shingles so the seal sits flat.
- Correcting past patches
- Roofing cement and caulk dry out and pull away. Where an earlier repair was done with the wrong material, we take it out and rebuild the area correctly.
- Small sections of decking
- If soft or rotted plywood shows up under the area we open, we replace that section before closing it back up. You see photos of it first.
Signs Your Roof Needs Repair
Stains on a ceiling or wall
A brown ring that grows after rain means water is getting past the roof somewhere. The source is often a few feet uphill from the stain. For active drips, our roof leak repair page explains how we trace them.
Shingles lifting or missing
Strong dry winds can loosen tabs that have lost their adhesive strip with age. Once one lifts, the ones around it go more easily.
Cracked or slipped tiles
Tiles break when someone walks on them carelessly or when an old fastener lets go. A single gap exposes the underlayment to sun and rain.
Granules in the gutters
Gritty buildup in your gutters or at the downspouts means shingles are wearing thin. It is worth a look before the bare mat starts to show.
Rust or gaps at flashing
Salt air is hard on exposed metal near the coast. Rusted flashing, or a visible gap where the roof meets a wall or chimney, should be dealt with before winter rain.
Daylight or damp in the attic
Pinpoints of light through the roof boards or darkened wood around nails are early warnings you can spot with a flashlight.
How a Repair Visit Runs
- 1
Inspection
We walk the roof and, where we can, look from the attic. You get photos of what we found, including any older repairs that concern us.
- 2
Written estimate
Our free written estimate lists each repair separately, so you can see what is urgent and what can wait. If insurance may apply, we work directly with your claim and explain where we fit.
- 3
Repair day
We protect plants and walkways below the work area, open only what needs opening and repair it with matched materials. Most single repairs are finished in a day.
- 4
Cleanup and walk-through
We sweep for nails and debris, then show you the finished work in photos before we leave.

What Moves the Cost of a Repair
Roof repair is priced by the work involved, not by a flat rate. Two leaks of the same size can cost very different amounts depending on what sits underneath them. Your written estimate shows each item so nothing appears later without a conversation first.
- Roofing material
- Clay and concrete tile take longer to lift and reset than asphalt shingles, and matching discontinued tile can take some sourcing.
- What we find underneath
- Rotted decking or failed underlayment beneath the damaged area adds work. We photograph it and talk it over with you before going further.
- Earlier repairs to undo
- Layers of old roofing cement or a poorly done patch have to come off before the area can be repaired properly.
- Roof height and reach
- A sharp pitch, a two-story eave or a narrow path beside the house means extra time on ladders, harnesses and staging before the repair itself can begin.
Common Questions About Roof Repair
Something not covered here? (562) 580-4038
Will the repair match the shingles or tile I have now?
We can usually come close. Shingles fade with age, so a new one may look a bit brighter at first before it blends in. For older or discontinued tile, we check salvage sources and sometimes take tiles from a less visible part of the roof to use in the repair.
On an older roof, how can I tell if repairing makes sense?
We judge the whole roof, not just the damaged area. If shingles are brittle on every slope or the underlayment has failed in many places, a repair gains you very little time, and we will say so. If the rest of the roof is sound, repairing is the better value.
Can you redo the old patches as well?
We show you where they are and which ones we think need work. You choose what to include, and each one has its own line on the estimate.
Is financing available for bigger repairs?
Yes, through Service Finance Company, subject to credit approval. We can walk through it with you when we go over your estimate.
