ServicesRoof Replacement
Roof Replacement in Seal Beach, Built From the Deck Up
When a roof has been patched more times than anyone can count, we replace it properly. We strip every old layer, repair the wood we uncover and renew the flashing and vents, so your new roof starts clean instead of inheriting decades of shortcuts.

When a new roof is the right call
Most older roofs carry a history. A second layer of shingles laid over the first, flashing bent back into place and reused, a vent from an earlier era, a patch in a slightly different color. Each repair made sense at the time. Together they can hide soft wood and slow leaks that no single fix will reach.
We replace a roof when repair has stopped paying for itself: the material is worn across the whole surface, leaks keep appearing in new places, or the deck underneath needs attention. If your roof still has good years in it, we will say so and point you toward roof repair instead.
The aim is a finished roof that looks calm and even from the street and is sound underneath, with nothing old left in the layers to cause trouble later.
What a full replacement includes
- Tear-off to the bare deck
- Every existing layer comes off, including any older roof hiding under the current one. Only then can we see the sheathing and judge it honestly.
- Deck and edge repair
- Older homes often have spaced boards left from an original shake roof, or dry rot along the eaves and rafter tails. We replace damaged wood and add solid sheathing where the new material needs it, and we show you photos before covering anything.
- New underlayment and flashing
- Underlayment, drip edge, valley metal and wall and chimney flashing are all replaced, not reused. Flashing is where most old roofs fail first, so we treat it as part of the roof, not an afterthought.
- Ventilation brought up to date
- We check how your attic breathes and correct mismatched or missing vents. Balanced airflow helps the new material age evenly and keeps moisture from building up under the deck.
- Permit and city inspection
- We pull the reroofing permit and schedule the inspections the city requires, so the work is on record and done to current code.
- Cleanup each day
- Landscaping is covered, debris goes straight into a bin, and we run a magnetic sweeper over the driveway and yard before we leave.
Signs your roof may be ready for replacement
More than one layer already
A roof installed over an older one traps heat and hides the deck. When the top layer wears out, both need to come off.
Patches on top of patches
Mismatched shingles, tar smeared around vents and repairs layered over repairs usually mean the roof has been chasing leaks for years.
Wear across the whole surface
Curling or cracked shingles, bare spots and heavy granules in the gutters show the material is aging everywhere, not just in one corner. Salt air and steady sun near the coast speed this along.
Soft spots or a wavy roofline
Sagging between rafters or a spongy feel underfoot points to wood that has been wet for a long time.
Leaks that keep moving
If a fix stops one leak and another appears a few feet away, the underlayment beneath is likely spent.
Where the price of a replacement comes from
We measure the roof and look at what sits beneath it before putting a number on paper, and each part of the job appears as its own line on the written estimate. On an older house the real unknown is the sheathing hidden under the old layers, so before work begins we tell you how any deck repair would be charged. Financing is available through Service Finance Company, subject to credit approval.
Size and pitch
More square footage means more material and labor, and steeper roofs take more time and safety equipment to work on.
How many roofs are stacked up there
Each earlier roof left in place under the current one adds hours of stripping and another load of debris to haul away.
Condition of the deck
Replacing rotted boards or adding solid sheathing over old spaced boards adds material and time.
Your choice of material
Asphalt shingles, tile and low-slope flat sections each have different material and installation costs. We can walk through asphalt shingle roofing, tile roofing and flat roofing side by side.
Chimneys, skylights and other details
Every penetration needs its own flashing, so a roof with many of them costs more than a simple one.
How a replacement unfolds
- 1
Inspection and written estimate
We look at the roof, the attic and the eaves, take photos, and give you a free written estimate that lists what we plan to do and the options for material.
- 2
Permit and material order
Once you decide, we file for the permit and order your materials. We let you know the start date and what to expect on the first morning.
- 3
Tear-off and deck repair
The old roof comes off in sections so your home is never left exposed overnight. Any damaged wood is photographed, discussed with you and replaced.
- 4
Installation and detail work
Underlayment, flashing, vents and the finished roof go on in order, with extra time at valleys, walls and chimneys where water looks for a way in.
- 5
Final inspection and walk-through
After the city signs off, we walk the property with you, answer questions and leave the yard as tidy as we found it.

Roof replacement questions
Can you put the new roof over my old one?
We recommend a full tear-off on older homes. A second layer hides the deck, adds weight and traps heat, and it means any rot underneath stays there. Removing everything is the only way to know the new roof is sitting on sound wood.
How long will the work take?
Many single-family roofs are finished within a few working days, though size, material and the amount of deck repair all play a part. We give you a realistic schedule with your estimate and keep you posted if anything changes.
What if the decking under my roof turns out to be rotten?
Work on that section pauses while we photograph the damaged boards and walk you through them. Nothing gets replaced until you have seen it for yourself. Your written estimate already spells out how deck repair is charged, so the final bill lines up with what you agreed to.
Do I need to be home during the replacement?
You do not need to be home, though we like to talk with you on the first morning. Tear-off is loud, and vibration carries through the framing. Parking on the street for those days and lifting framed pictures or mirrors down from upstairs walls keeps everything simple.
Will you help with my insurance claim?
If your roof was damaged in a storm, we work directly with your insurance claim. We document the damage with photos and measurements and explain each step, while the adjuster makes the coverage decision.

Find out what your roof really needs
We will inspect the roof, look at what earlier repairs left behind and tell you plainly whether replacement makes sense. You get a free written estimate either way.
