Commercial Roofing in Seal Beach for Buildings With a Long History

Older commercial roofs carry decades of patches, abandoned curbs and layers no one wrote down. We read all of it before we quote, then repair or replace with work planned around your tenants, customers and business hours.

What Commercial Roofing Covers Here

We work on the low-slope and flat roofs found on small retail buildings, offices, mixed-use properties and light industrial spaces. That means built-up roofs, modified bitumen, single-ply membranes, and all the flashing, drains and edge metal that keep them watertight.

Most of the buildings we see are not new. A roof may have been re-covered once already, patched around equipment that has since been removed, or tied into a parapet wall that has settled over the years. Those details decide whether a repair will last a few seasons or many, so we find them first.

If your building has a pitched section, or you manage a small residential flat roof as well, our flat roofing and roof repair pages cover that work in more detail.

What the Work Includes

A full roof survey

We walk the whole field, not just the stain on the ceiling. Drains, scuppers, parapets, curbs and every penetration get checked and photographed.

Checking what is underneath

Wet insulation under a membrane can look fine from above. Where it matters, we take a small test cut to see how many layers are there and whether the deck and insulation are dry, then seal it the same day.

Repairs that match the system

A modified bitumen roof needs compatible materials at a patch, and a single-ply membrane needs proper welded or adhered seams. We repair with what belongs on your roof, not whatever is on the truck.

Flashing, curbs and old penetrations

Rooftop units, vents and conduit are where older roofs usually leak. We reflash active curbs and properly close up openings left from equipment that is long gone.

Drainage and edge metal

We clear and rework drains and scuppers, correct low spots where water ponds, and replace corroded coping and edge metal. Salt air off the coast is hard on cheap fasteners, so we use corrosion-resistant ones.

Full replacement when it is time

When the existing layers have to come off, we handle tear-off, deck repair, insulation and the new membrane, including the permit and the reflective surface California's energy code can require on low-slope reroofs.

Warning Signs on a Commercial Roof

Puddles still there two days after rain
Standing water wears down membranes and seams. It usually means a blocked drain, a sagging deck or old layers that have settled unevenly.
Leaks around rooftop units
A stain below an HVAC unit or vent most often comes from worn curb flashing rather than the open roof surface.
Bubbles, cracks and loose seams
Blistering on a built-up roof or raised laps on a membrane let water move beneath the surface, sometimes showing up indoors well away from the source.
Spots that feel soft
If the roof flexes under your feet, the insulation may be wet or the deck may be weakening underneath.
Patch after patch
When you can see several rounds of patches and mastic, it is fair to ask whether another one is worth the money.

How a Commercial Roof Job Runs

  1. 1

    Your call and an inspection

Tell us about the building, any leaks and how people use the space. We arrange a time to walk the roof and photograph what we find.

  2. 2

A written estimate with clear options

You get a free written estimate that separates repair from replacement where both make sense. We explain why we would choose one over the other on your building.

  3. 3

    Scheduling around your business

We plan noisy tear-off and material deliveries for times that suit your tenants and customers, and we tell you what to expect each day so no one is surprised.

  4. 4

Work, cleanup and a final walk

Entrances and parking are kept clear, debris is removed daily, and once the work is done we walk the roof with you and go over the photos.

What Moves the Price of a Commercial Roof

Every building is priced on its own, after we have been on the roof. The square footage matters, but older buildings bring other factors that can matter just as much. We put each one in writing so you can see where the money goes.

Number of existing layers
A roof that has already been re-covered usually has to be torn down to the deck before a new system goes on, which adds labor and disposal.
Condition of the deck and insulation
Wet or crushed insulation and rotted or rusted decking must be replaced, and the extent only becomes clear once we look underneath.
Rooftop equipment and penetrations
Each curb, vent and pipe takes careful flashing. A roof crowded with units costs more per foot than an open one.
Access and working hours
Tight alleys, limited staging space or a need to work outside business hours all affect the schedule and the cost.
System choice and code requirements
The membrane you choose, the insulation level and any required cool-roof surface all shape the final number.

Questions About Commercial Roofs

Will we have to close while the roof is being worked on?
Usually not. We schedule the noisiest work and deliveries around your hours, keep doors and walkways open, and cover interior spaces where dust could be a concern. You see the plan before work starts.
Can the roof be repaired, or does it need replacing?
That depends on how much of the roof is still sound and what lies under it. When the insulation is dry and the trouble is at flashing and drains, repair is often the right move. When water has spread under wide areas or layers are already stacked, replacement is usually the better use of money, and we show you the photos behind that call.
Will you work with our insurance after a storm?
Yes, we work directly with your insurance claim. We record the damage in photos and a written scope and can meet the adjuster on the roof. Coverage is still the adjuster's decision, and our storm damage repair page covers the process in more detail.
Can we finance a commercial roof?
Yes, through Service Finance Company, subject to credit approval. We can go through it with you while reviewing the estimate.
